Mr. Sapp has accumulated over thirty years of land use knowledge, which is coupled with an extensive real estate acquisition, development, planning, and permitting practice. Over the years, he has consulted for or represented national firms such as Costco Wholesale Corporation, D. R. Horton, Inc., Embassy Suites Hotels, Jiffy Lube International, and Standard Pacific Homes. From this extensive experience, he has gained a unique insight into issues of multiple industries, including homebuilding, retailing, fuel distribution, and hospitality.

He has been called upon to serve on multiple regional and local boards and task forces on the Monterey Peninsula, is involved in regional politics and land use issues, and has a multifaceted knowledge of the unique water issues in the region. A long-time broker and retired general contractor, he has a noted acumen for building effective collaboration between buyers, sellers, local governments and communities.
Interests: Economic development, politics and travel. He is a member of the water for Monterey county coalition (sponsor for regional project to alleviate water shortage on Monterey Peninsula).

Member of the citizens emergency response team for Carmel-by-the sea and cities emergency volunteer organization.
